The office is closed Thanksgiving Day, Christmas Eve and Christmas Day.

Check-In: 4:00 PM or as the vacation property becomes available on your day of arrival. There is never a promise of early check-in. Pick up keys at our office located at 208 Main Street. Please do not go to the property before checking in with McMillan Real Estate, Inc.

Late Arrival Check-Ins: Please call for instructions. Balance must be paid in full and rental agreement signed.

Check-Out: 11:00 AM or earlier (no exceptions). Late Check-Outs are subject to a $50.00 an hour late fee. If rental property is not vacated by 1:00 PM a full day’s rent will be charged. All keys and pool passes must be returned to the office at checkout or a minimum fee of $16.00 per key and $10.00 per pool pass will be billed. Premises must be completely vacated and keys returned to McMillan Real Estate, Inc.

Early Check-Outs: A Black Mailbox is provided next to the front door for early morning or after hours key drop offs.

Rental Days:
Prime Season: Weeks only starting Saturday-to-Saturday in most units. Call for Sunday-to-Sunday units. Rentals for less than a week can start on any day, but may not be made more than a week in advance.
Off Season: 2 Day minimum. Monthly rentals are available October through April.

Rental Charges & Taxes: The published rental rate for your stay, plus a $39.00 reservation fee, $35.00 Accidental Damage Waiver, Departure Maid Service and Sales & Lodging taxes totaling 11%. Linen rental and travel insurance are available. All payments must be made in U.S. funds, drawn on a U.S. Bank.

Reservation Deposit: A deposit of half of the rent is due within 2 weeks of making the reservation. The balance is due 30 days prior to arrival. The balance may be paid by cash, check, Visa, MasterCard or American Express, traveler’s checks or other certified funds. (All funds must be drawn on U. S. Dollars) The fee for a returned check is $35.00. Absolutely no personal checks will be accepted at arrival, unless your stay is for a minimum of 1 month.

Confirmed Reservations: Confirmed reservations are not transferable. Upon confirmation, the unit is off the market to anyone else; therefore, the advance deposit will be refunded only if the unit is re-rented at the full rental rate and for the same time. It is sometimes possible to move renter (the reservation) to another week in the same unit.

Substitution: In the event a reserved accommodation becomes unavailable for rental use, we reserve the right to substitute a comparable unit or grant a refund of your payments, at our option, without further liability.

Capacity of Accommodations: Properties are restricted to the number stated that it accommodates regardless of available bedding, exceptions made only for infants. Misrepresentation will result in eviction without refund.

Cancellation Policy: If a reservation is cancelled, your reservation deposit will be refunded, less $114.00 ($75.00 cancellation fee and $39.00 reservation fee), ONLY if the same unit is re-rented for the same days and the same dollar amount. If we are unable to re-rent the unit, all payments will be forfeited unless your reservation is covered by applicable travel insurance.

Advanced Tentative Reservation: During your Vacation, you may make plans to reserve a vacation unit again for next year. Owners have top priority, followed by this year’s renter. If you have not made a tentative reservation by check-out time, the unit may be reserved by anyone on a first serve basis. To make a tentative reservation, there is a card provided in your Keys Bag to fill-in or you can stop by or call our office any time during office hours.

Accidental Damage Waiver: All reservations are charged a $35.00 mandatory Accidental Damage Waiver. It is automatically added to each reservation at booking. It is not refunded or applied to future vacation rentals. The Accidental Damage Waiver does not negate your responsibility as a tenant. The damage waiver is limited to a maximum coverage of $1000 per reservation, and all guest staying in the property (not to exceed maximum occupancy) will be covered by this waiver and will not be obligated to pay for accidental loss or damage to the rental unit or its contents up to $1,000 reported no later than the day of check-out and covered by the damage waiver. The Staff of McMillan Real Estate Inc. will determine all necessary repairs.

The Accidental Damage Waiver does not include: Intentional Acts, gross negligence or willful conduct, damage done by unauthorized groups, loss of use, loss or damage to guest’s personal property or rental equipment brought onto the premises, normal wear and tear, any damage caused by a violation of McMillan Real Estate, Inc. Policies and Conditions or in an action that violates local, state or federal laws, acts of God. This plan does not cover lost keys or pool passes.

Vacation Travel Protection Insurance: To make your reservation as worry free as possible, travel insurance is offered with your reservation at the time the reservation is made. At your option, you may decline the insurance and not be subject the insurance premium. In the event a cancellation is made the cost of trip insurance is not refundable.

Hurricane: No refunds will be made for HURRICANE EVACUTIONS unless you have purchased Travel Insurance and then you will be refunded based on the days under mandatory evacuation. This insurance also protects you and your family if an emergency family illness or death should occur and prohibit you from vacationing. We recommend you purchase this insurance for your protection.

Linen: For your convenience a Linen Package is available for rental at McMillan Real Estate, Inc.

Sofa Sleeper: We do not recommend sofa sleepers for adult use, nor can we guarantee their comfort.

Cribs, High Chairs, or Beach Umbrellas & chairs, Boogie Boards, Bicycles and more are available through Vacation Equipment Rentals and North Strand Beach Service. Daily and Weekly Beach Umbrella & chair rentals are also available at convenient locations all along the beach from the City of North Myrtle Beach.

What You Need to Bring: If you have chosen not to rent linens, you will need to bring sheets, pillowcases, dish towels, pot holders, bath towels, wash cloths, bath mats, beach towels and beach chairs, also, soaps, toilet tissue, cleaning supplies and paper products. Properties are set up for simple cooking and housekeeping.

Parking Permit: Parking permits are required at most properties. Please ask. Some properties have parking guidelines.

Departure Cleaning: All renters are required to pay for departure maid service. This charge varies according to the size of the condominium. Upon departure, guest are responsible for the following: 1) Clean and put away dishes, glasses, pots & pans and other utensils. 2) Leave stove clean, oven clean and coffee maker off. 3) Put trash in plastic bag and take to dumpster or outside trashcans. 4) Leave all doors and windows locked and secured 5) Return all keys to our office. Excessive cleaning requirements that we deem necessary in accordance with the South Carolina Lodging Establishment Act will be billed to the renter if necessary. If anything is unsatisfactory with your unit (i.e. cleaning) please report it to us immediately and allow our office to correct the problem. No refunds will be given.

Smoking Policy: Most units are considered non-smoking; however, we CANNOT guarantee that non-smoking units are smoke free.

Renters Responsibilities: Registered guests assume complete responsibility for their party for the duration of their stay. This includes abiding by pool rules, conduct & language used in the common areas, loudness, and any other HOA Rules. Beach towels or blankets cannot be hung from balconies or railings or draped on porch furniture. You are responsible for the well being of the contents of your unit. IF an emergency presents itself, please take responsible action to secure the problem, including the possibility of calling 9-1-1. To report damages after hours that are not an emergency, please leave a message or call the next business day.

Privately Owned Properties: Properties are privately owned and reflect the individual tastes of the owner. We cannot be held responsible for changes by owners in furnishings or equipment. Neither McMillan Real Estate, Inc. nor the owner will be obligated to provide furnishings or equipment not presently available in the unit. Please do not try to open locked owner’s closets. Please do not move or rearrange the furniture. Violators will be responsible for damage and missing items. The Owner of each property provides cookware, dinnerware, glassware, bedspreads, mattress pads, blankets & pillows. Property items (such as bedspreads, pillows, chairs, pots & pans, dishes, glasses, silverware, etc.) are not to be taken out of the unit or to the beach.

Locked Closets: Some owners have private storage. These areas are absolutely not included in the rental. Entry into locked closets is prohibited and considered damage to property. You will be charged accordingly.

Repairs: We cannot guarantee that there will not be air conditioning, telephone, cable TV, Internet access, or other appliance breakdowns. If you should discover otherwise, please report it to us immediately and we will correct the problem as soon as possible. Check out time is not the time to let us know about problems. We cannot issue refunds for mechanical breakdowns or cleanliness issues. In order to make timely repairs or inspections, McMillan Real Estate, Inc. personnel or representative shall have the right to enter the property at reasonable hours. If you experience a pest problem, please contact our office. No refund will be made for pest control problems. If a service call is made and entry refused, renter will be held liable for service call fee. Please keep in mind that calls are billed to the owner, any unwarranted service calls will be charged to the guest. Also, if possible, Do NOT call in 1 repair each day. If there is more than 1 need, please inform us of them at one time so that numerous problems can be taken care of at the same time.

Refrigerators and Freezers: Many refrigerators are left open during cleaning. It can take as long as 12 hours before food will cool and return to a medium temperature. If you fill it with warm groceries and continually open the refrigerator door, it will take longer than 12 hours. Please check your refrigerator upon arrival. It should be set at a medium temperature. If the temperature is turned to a high setting, it will cause the coils to freeze. Please DO NOT set temperature above medium. Refrigerator complaints made on your arrival day will not be responded to until the next business day and confirmation of continued problem.

Locked Out: If you are locked out during normal business hours, come by our office for another key. After hours, call our office and the answering service will assist you. If a locksmith is necessary, renter will be responsible for payment to the locksmith for services rendered.

Property Telephones: Property phone numbers appear on rental agreements. Not all properties have telephones. No long-distance phone calls are to be placed from rental units unless they are collect or charged to your credit card. There is a $20.00 fee for calls billed to owners.

Pets: No pets allowed. A pet found in or around a rental unit will result in a $150.00 charge, immediate eviction, and forfeiture of all rents paid along with payment for any damages that result because of the pet. This rule is checked and strictly enforced.

House Parties: We rent strictly to families and mature persons over the age of 25. House party groups are NOT allowed. Should a house party group attempt to occupy a property, they will be immediately evicted. The person making the reservation will be responsible for all legal fees concerning the situation.

Construction: Construction of new attractions and accommodations often occurs in resort areas. We cannot make rate adjustments or rebates for inconvenience due to construction, road repair, work done to outside of properties, etc.

Lost and Found: We cannot be responsible for items left in the property. Items found in properties that are not claimed within 14 days after departure may be donated to local charities. We will make every effort to locate and return items to you. We will locate, package and return items for $15.00 plus postage.

Fireworks and Grilling on balconies is illegal within the city limits. Grilling on porches or balconies will be subject to forfeiture of the security deposit. More than the maximum occupancy in any unit is strictly prohibited.

Campers, trailers, boats, motor homes, ATV’S, motorcycles, high-rise vans, buses, luggage carriers, and over-size vehicles are not allowed in the parking areas. You must make your own arrangements should you bring a vehicle not permitted.

Limits of Liability: McMillan Real Estate, Inc. cannot be held liable or responsible for errors in printing, pictures or rates. Our staff works diligently in advance to find and correct all mistakes. Errors can happen and this may result in incorrect information. We apologize for any inconvenience this might have caused you.
